The 500-acre park provides:
- Easy access to three major roads in the center of Florida – highways 17, 60 and 27.

Along the rail line within the park, home improvement giant Lowe’s opened its Flatbed Distribution Center in 2003, a 200,000-square-foot facility on 59 acres. They also recently added a 150,000-square-foot building.

Ben Hill Griffin Inc. (BHG), which has been in the citrus industry for more than 75 years, owns the business park. They have also partnered with The Ruthvens for leasing opportunities. In recent years it worked with Duke Energy’s site readiness team to expand the park to help diversify Polk’s economy, attracting high-skill, high-wage jobs to a variety of companies.
Variety of Options

With a variety of site layout options, buildings can range from 89,000 to more than 2 million square feet. The structures were designed for a variety of industries, offering heavy power, natural gas and a plentiful water supply for potential manufacturing facilities, and fiber optics for R&D labs and call centers.
Driving the success of business within the park and across the county is a robust talent pipeline, fueled by seven institutions of higher education. In June 2025, Polk State College received another grant to help train residents, this one in welding. It shows the college’s ongoing commitment to partner with industry to provide training for current employees and to attract new talent.
