Commercial Solution Title Serves Its Customers, Many Who Face Challenges in the Current Climate
Home Solution Title and its commercial side, Commercial Solution Title, work hard to ensure the people they represent in real-estate transactions have no problems in the future with their titles.
Home Solution Title is a full-service title company. It was founded in 2008 and purchased by current owner Tara Birchfield in 2019. Their mission is to “provide our clients excellent service through a smooth closing conducted in a timely manner with a clean title transfer,” according to their website.


Director of Operations Kelly Jacobs, who has worked in mortgage title services since 2002, joined Home Solution Title in 2018. “I had a good inclination that there was a big bubble about to burst in the real estate market, so decided to make a change and moved out of Orlando to Lakeland.” She previously worked at Prominence Title & Escrow in Orlando.
A title company ensures a clean and marketable title, with insurance to back it, Jacobs said. “In addition, we provide investors, builders, real estate agents, buyers and sellers our expertise on all aspects of closing for both commercial and residential properties.”
Title companies find and fix problems with about 25% of all residential real-estate transactions, according to the American Land and Title Association.

The company employs six people in Polk and nine people as a whole. Its main office is in Lakeland with satellite offices in Hillsborough and Pinellas counties. “We do closings all over the state of Florida and can accommodate most anywhere in the world.”
2024 was a steady year in Polk, Jacobs said. “It was not as robust as I had hoped, but a good, steady year.”
Looking Ahead
Home Title Solution is looking forward to growth in 2025, but there’s something even more important. “How we differ is we want long-term relationships, true partners.”
Although it has its challenges, the more important aspect of its work is the challenges its customers face, Jacobs said. “The challenges that face consumers are what affect our market, mostly interest rates and homeowners’ insurance rates. These can play a key role in volume in our industry.”

The average 30-year fixed-rate mortgage in the United States in 2020 was about 3.10%. That number more than doubled to 7% in mid-January 2025, according to Freddie Mac.
During that same timeframe, homeowners’ insurance rates in Florida increased 14%, mostly because of the spate of hurricanes that have hit the state in recent years.
Giving Back to the Community
The company believes in giving back and is a strong supporter of Homes for Heroes. It offers all heroes a 60% discount on their closing settlement fee for all purchase, sale or refinance transactions.
Birchfield and Jacobs have spouses and family members who have or are serving the country now.

“It is personal for us, and we believe in honoring all who are heroes,” Jacobs said. “I think most people would be surprised to know we don’t just consider military as heroes. The Homes for Heroes program is for the military, but we went a step further and have a special program we offer to honor and thank others whom we consider heroes as well.”
Those include police, fire and medical personnel.
Jacobs also supports other organizations personally, including Lighthouse Ministries, OneBlood, VISTE and the SPCA.
